Client Registration Policy for Brokers & Agencies

Welcome to GEA Real Estate! We appreciate your interest and trust in promoting our property inventory. As a fellow real estate professional, we understand the importance of securing your client registrations promptly and efficiently.

How to Register Your Clients

To streamline the client registration process, we offer an easy-to-use registration method via email. Simply send the required details to info@gearealestate.mx.

Please include the following information:

  • Client’s Full Name(s): Ensure that you register the names of all potential buyers, co-buyers, or partners to prevent any confusion later.
  • Property of Interest: Specify the property or properties your client is interested in.
  • Agency and Broker Information: Provide the name of your agency and the broker registering the client.

Once we receive the email with the registration details, our team will verify the client against our database to prevent any duplications. We will then confirm the registration via email, copying your agency for record-keeping purposes.

If you’re not yet working with one of our internal advisors at GEA Real Estate, we will assign someone to assist with the sale and follow-up process, ensuring seamless communication and support.

Note: It is not required to provide the client’s email, phone number, or contact details for registration. These will only be needed when formalizing the purchase and property deed.

Registration Validity and Extensions

Client registrations are valid for 30 calendar days. If more time is needed, and you are still actively working with the client, you can request a 30-day extension by emailing info@gearealestate.mx.

Direct Contact from Registered Clients

If a registered client contacts us directly, we will inform you of any unscheduled visits and document the interaction in our CRM. If no prior registration exists, the client will be assigned to one of our sales representatives, and all details will be entered into our CRM system.

Client Support, Communications, and Transaction Tracking

It is essential to maintain a detailed log of the client’s origin, track all follow-ups, and document communications and negotiations. This ensures accountability and transparency throughout the entire process, safeguarding your commission and client relationship.

Shared Commissions Between Brokers

The commission percentage is determined by the specific tasks performed by the broker. In cases of shared commissions, the distribution will reflect the work completed by each party.

Referral Program

We offer an exclusive Referral Program for individual brokers. For each sale made with a referred client, the referring broker will receive 25% of the commission as a reward.

Unregistered Clients

All prospects must be registered before any presentations or property showings. Without a record in our database, no commission will be recognized.

Handling Multiple Advisors for the Same Client

If the same client is registered by two different advisors, our CRM system will identify previous entries and inform all parties involved. If a formal purchase offer is made, the commission will be awarded to the agent who finalizes the deal, supported by the offer letter and follow-up documentation.

Referrals for Real Estate Agencies

If you are unable to personally attend to a client, register them as a referral. In such cases, the commission will be awarded to the agent who made the referral.

Bonuses for Brokers

Developers may offer bonuses, with terms and conditions varying by promotion. Be sure to review each offer independently to understand its specific requirements.

Agent Registration

To receive commissions, it is essential that you are registered as an independent agent or are part of an agency with an active commercial agreement with GEA Real Estate.

To complete your registration, please send the following documentation to info@gearealestate.mx:

  • Personal or Company RFC (Tax ID)
  • Personal or Company Website
  • Membership in a Professional Real Estate Association (such as CANACO, AMII, or AMPI) with a copy of the diploma or proof of current studies.
  • Real Estate License or Proof of Ongoing Training

Commission Payments

Commissions will be paid within 10 to 30 days after the buyer’s down payment and signed contract are confirmed. Please check the payment schedule for each development.
